What Is Paint Sealer and Do You Really Need It?

Everything you need to know about paint sealers — what they do, when you need one, and how much they cost in Singapore.

What Is a Paint Sealer?

A paint sealer (also called a primer-sealer) is a preparatory coat applied to your walls before the topcoat of paint. Its job is to create a uniform, non-porous surface that the paint can bond to properly.

Think of it like applying a base coat before nail polish — it helps the colour go on evenly and last longer.

What Does a Sealer Actually Do?

  • Creates better adhesion — Paint bonds to the sealer, not the raw wall. This prevents peeling and flaking.
  • Prevents uneven absorption — Bare or porous walls soak up paint at different rates, causing patchy results. Sealer evens this out.
  • Blocks stains — Nicotine, water stains and marker pen can bleed through paint. A sealer blocks these from showing through.
  • Improves coverage — Paint goes further when applied over a sealed surface. You may need one less coat of topcoat.
  • Extends paint life — Sealed walls hold paint significantly longer, especially in Singapore's humid climate.

Do You Always Need a Sealer?

No — but there are situations where skipping the sealer is a false economy:

You definitely need a sealer if:

  • Walls are newly plastered or bare concrete
  • Walls have water stains, mould marks or nicotine staining
  • You are painting over a very dark colour with a light colour
  • Walls are powdery or chalky (old paint breaking down)
  • You are painting exterior walls

You can usually skip a sealer if:

  • Walls are in good condition with existing paint
  • You are repainting a similar colour
  • You are using a paint-and-primer-in-one product
